1. Before Landclaim Invite with standard rights, you can't access Chests, but Enchanting table - but Enchanting Window is closing directly again:
   

2. Setting Party Permission does not work = no access to chest
   No matter if on Claim Friendlist or not.

To add to your post, chest permissions don't work for guild. They work only for public and party.
